Montville, NJ. Scaffolding up the full height of a stucco chimney for a chimney repair and stucco repair, with the patio and fire pit taped off below.

The home in the photo is typical of a lot of Montville: two stories, tall windows, and an exterior chimney that runs the full height of the house and well past the roofline, finished in stucco to match the walls. Chimneys like that look solid from the yard. They also take every storm on three exposed faces, and when something at the top or along the walls lets water in, it can be years before anyone sees it from the ground.

This one needed chimney repair and stucco repair. It was worked entirely from scaffolding, with everything below protected before the first frame went up.

What we repair

Crowns and chase covers. The top of the chimney is where most water gets in. On a masonry chimney that means rebuilding a cracked crown in poured concrete with a real overhang. On a framed chimney it means replacing a rusted or flat chase cover with a sloped stainless one.

Caps. A stainless cap sized to the flue, replacing missing caps and the painted or galvanized ones that rust out in a few years.

Stucco and masonry. Cracked or hollow stucco cut back to sound material and rebuilt, and failed mortar joints on brick chimneys ground out and repointed.

Flashing. Step and counter flashing done properly where the chimney meets the roof, instead of another layer of roof cement.

Liners. Relining is our specialty. Cracked clay tile, an oversized flue left behind when a boiler was upgraded, or a new stove or insert that needs a flue sized to it. Every liner we install is stainless, sized to the appliance and filed with the town on form F370.

How a repair job runs

It starts with an inspection. We get up on the chimney, photograph the top, the walls, the flashing and the flue, and show you what we found before anyone talks about price. Most chimneys have one or two real problems, and the photos make it obvious which ones.

On the day of the work, the yard comes first. Patios, plantings and anything underneath the work area are covered or taped off, and on a tall chimney the scaffolding goes up so the work is done from a stable platform, not a ladder. When the repair is done, you get photos of the finished work, the debris leaves with us, and the scaffolding comes down.

Why water is almost always the story

Nearly every chimney repair we do in Montville comes back to water. A crown cracks, a cap rusts open, flashing lets go, or stucco develops a crack, and water gets into a place it was never meant to be. Through a North Jersey winter, that water freezes, expands and widens whatever let it in. The damage compounds quietly.

That is why we fix the source, not just the symptom. Patching stucco without fixing the chase cover above it, or resealing flashing when the water is coming through the crown, buys a season at best.

Common questions

Is FlueRite actually based in Montville?

Yes. Montville is home, not a town on a service list. Towaco, Pine Brook and Montville village are minutes away, which means quicker scheduling, and when something needs a second look after a storm, we are close enough to come back and look.

What does chimney repair usually involve?

It depends entirely on what failed, which is why we inspect before quoting. The common repairs are rebuilding a cracked crown, replacing a rusted cap or chase cover, redoing failed flashing at the roofline, repointing brick, repairing cracked or delaminating stucco, and relining a flue that has cracked or no longer fits the appliance it serves. Most leaks and most damage trace back to one or two of those.

My chimney is stucco, not brick. Do you repair that?

Yes, and stucco chimneys are common on the larger homes in Montville. The repair is different from brick: damaged stucco is cut back to sound material, the water source behind it is fixed, and new stucco goes on in proper coats. Our Denville stucco chimney page walks through the whole process.

How do I know if my chimney needs repair?

From the ground: cracks or missing pieces at the top, rust streaks from the cap, dark staining or white chalky deposits on the chimney, flaking brick, or cracked stucco. Inside: water in the firebox, a rusted damper, staining on the ceiling or wall beside the chimney, or a strong smell from the fireplace in humid weather. Any of those is worth an inspection.

How often should a chimney be inspected?

Once a year for any chimney in use, which is the National Fire Protection Association standard. Also after a chimney fire, before buying a house, and any time a new appliance is connected to the flue.

Does chimney repair require a permit in Montville?

Most chimney repair does not. Under the New Jersey Uniform Construction Code, masonry, stucco, crowns, caps, flashing and sweeping are not permit work. Liner installation is the exception and requires form F370 under the mechanical subcode. We file that ourselves when a job includes a liner.

Do you need scaffolding for chimney repair?

For a tall exterior chimney on a two-story home, usually yes. Scaffolding gives a stable working platform up the full height of the chimney, which matters for safety and for the quality of the finish. It goes up with the yard, patio and plantings protected first and comes down when the job is done.
