Exterior chimneys run cold

A chimney built up the outside wall of a house, like this one, is exposed to the weather on three sides for its full height. An interior chimney stays warm because the house around it is heated. An exterior one loses heat to the outside air the whole way up.

That makes a real difference to how the flue works. Warm flues draft well and send exhaust straight out. Cold flues draft slowly, and the exhaust cools on the way up.

What a cold flue does to a chimney

Condensation. Exhaust from gas and oil appliances carries water vapor. In a cold flue it condenses on the walls, and that water is acidic. Over time it eats into mortar joints and clay tile from the inside.

Creosote. With a wood fireplace or stove, cooler smoke leaves more creosote on the flue walls, and creosote is the fuel for chimney fires.

Poor draft. A cold flue can be slow to start drawing, which is when smoke rolls into the room or exhaust spills back at the appliance.

Mount Arlington homes

Mount Arlington wraps around the shore of Lake Hopatcong, and many of its homes began as lake cottages and summer houses before being converted for year-round living. Chimneys in those homes were often built for occasional fires, not for a furnace or boiler running all winter.

Exterior brick chimneys are common on older homes here, and wind off the lake keeps them colder still. When the heating system changes or the original flue wears out, a properly sized liner is usually what brings the chimney up to the job.

What the new liner does

A stainless steel liner runs the full height of the flue, from the appliance or fireplace to the top of the chimney. It gives the exhaust a smooth, sealed path sized to what it serves, so it drafts properly and stays warmer on the way up.

On an exterior chimney, an insulated liner is often worth it. The insulation keeps the flue warm, cuts condensation and creosote, and adds protection between the flue and the masonry around it.

Why repoint at the same time

A liner protects the chimney from the inside. The joints on the outside are a separate problem, and on a tall exterior chimney they take a lot of weather. Repointing on the same job means the brick and mortar are sound to match the new liner, and water stays out of the masonry from both sides.

Liner questions from Mount Arlington homeowners

Do exterior chimneys need a liner more than interior ones?

They benefit from one more. An exterior chimney runs colder, which means more condensation, more creosote and weaker draft. A properly sized liner, often insulated, makes the biggest difference on exactly this kind of chimney.

What does an insulated chimney liner do?

Insulation wrapped around a stainless liner keeps the exhaust warmer on the way up, which improves draft and reduces condensation and creosote. It also adds a layer of protection between the flue and the surrounding masonry.

Do I need a permit for a chimney liner in Mount Arlington?

Yes. A liner is mechanical work under the New Jersey Uniform Construction Code and needs form F370 filed with the local construction office. We handle the filing. Repointing is masonry repair and does not need a permit.

Can a liner be installed in a chimney that needs repointing?

Yes, and the two are often done together. The liner fixes the flue inside, and repointing fixes the joints outside. Doing both means the chimney is sound all the way through.

How is the right liner size chosen?

It depends on the appliance or fireplace the flue serves, its output, and the height of the chimney. Sizing comes from the appliance specifications and the measurements taken at the inspection, not from the size of the old flue.

Do you serve all of Mount Arlington?

Yes, all of Mount Arlington and the rest of the Lake Hopatcong area, along with Roxbury, Succasunna, Rockaway and the surrounding Morris County towns.

Heating with an exterior chimney?

Book an inspection. We check the flue, any existing liner and the masonry outside, and tell you what the chimney needs for the appliance it serves.

Is your chimney ready for the heating season?

We line chimneys with stainless steel sized to the appliance, file the permit, and repoint the masonry outside. Mount Arlington, Lake Hopatcong and the rest of Morris County.
