Chimney Inspection — Madison, New Jersey

Chimney inspection in Madison, NJ
The one the sale actually needs.

A home inspector looks at a chimney from the ground and from the firebox. That is a Level 1 inspection, and it cannot see the inside of the flue. When a chimney is flagged during a Madison home sale, what the transaction needs is a Level 2 inspection — a camera run down the full length of every flue, documented with photos, and delivered as a written report. NFPA 211 calls for a Level 2 any time a property changes hands. It is the difference between a note that says the chimney looks old and a report that says exactly which flue is cracked, where, and what it costs to correct.

  • Level 2 camera inspection with photo documentation of every flue.
  • Written report you can hand to an attorney, a buyer, or a listing agent.
  • We quote the repair separately from the inspection. No pressure to use us for the work.

A recent Madison job

Three flues in one stack, all original clay tile, on a house going to market. The buyer's inspector had written up the chimney with one line and no detail, which stalled the deal. We ran a camera down all three. Two were sound. The third — the boiler flue — had a cracked tile about eight feet down and was the actual problem. Because we could show exactly which flue and exactly what it took to fix it, the number stopped being a negotiation and started being a line item. We relined the one flue, recapped all three, and reflashed the stack.

New Jersey Code

What actually requires a permit in Madison

This is where most homeowners get bad information, so here is the line as the New Jersey Uniform Construction Code draws it. Installing a chimney liner is permitted work — it changes the venting system for a fuel-fired appliance and falls under the mechanical subcode. The Madison construction office, like every Morris County office, requires the state UCC-F370 Chimney Verification for Replacement of Fuel-Fired Equipment form, with the liner specifications attached and the verification signed by a certified professional. Masonry repointing, crown repair, cap installation, flashing, and sweeping are classified as ordinary maintenance and do not require a permit. If a contractor tells you a repointing job needs a permit, or tells you a liner install does not, ask why. We file the F370 ourselves and our name is the one on it.

Madison's housing stock is older than most of Morris County

Madison Borough has a large concentration of pre-war homes, particularly through the historic districts, and that matters for chimneys in a specific way. A chimney built in the 1920s or 1930s was built for a coal or early oil appliance. Most of those houses have since had the heating system replaced once or twice. The flue it was built for and the appliance it now serves are frequently mismatched — usually oversized. That is not a defect an inspector standing in the driveway can catch, and it is one of the most common things we find here.

What chimney work costs in Madison

Inspection pricing in Madison is flat and does not change based on what we find. We quote repairs separately and in writing so there is no incentive to find problems that are not there.

Level 1 inspection and sweep, single flue$225 – $395
Level 2 camera inspection, sale or transfer$250 – $450
Written report for attorney, agent, or buyerIncluded
Re-inspection after repair$150 – $250

Ranges reflect typical Madison jobs. Access, chimney height, and what we find on inspection move the number. Every quote is confirmed on site in writing before work begins.

Questions we get in Madison

My home inspector already looked at the chimney. Is that enough?

For a general condition note, yes. For a transaction, usually not. A home inspector performs a visual inspection and is not evaluating the interior of the flue. NFPA 211 calls for a Level 2 inspection at the transfer of a property, which requires a camera.

How long does a Level 2 inspection take?

Between one and two hours for a typical Madison home, longer if there are three or more flues. You get the report the same day or the next morning.

Do I have to use you for the repair if you find something?

No, and we write the report the same way either way. The inspection is a standalone service. If you want to take our report to another contractor for a second quote, that is a reasonable thing to do and we will not make it difficult.
