Chimney Caps & Water Damage — Bernardsville, New Jersey

Chimney caps in Bernardsville, NJ
The damage starts outside the house.

An open flue is a hole in your roof pointed straight down. Every rain sends water into the chimney, where it saturates the masonry, rusts the damper, breaks down the liner, and works its way to the base of the stack. By the time a homeowner notices anything indoors, the sheathing around the chimney has usually been wet for years. A cap is one of the least expensive things you can put on a chimney and it prevents some of the most expensive damage a chimney can cause. On the larger multi-flue stacks common in Bernardsville, a stock cap will not fit — it has to be measured and fabricated.

  • Custom stainless caps fabricated to the actual stack dimensions, not forced to fit.
  • We check the sheathing at the chimney base before quoting, not after opening it up.
  • Cap and chase cover work is ordinary maintenance under the NJ code. No permit required.

What chimney work costs in Bernardsville

Cap pricing on Bernardsville homes is mostly a function of size. A single-flue stack takes a stock cap. A four-flue estate chimney takes a fabricated one, and the price reflects the metal and the fabrication, not the labor to set it. Sheathing repair is quoted separately once we can see how far the water traveled.

Custom multi-flue stainless cap, fabricated and installed$1,200 – $3,200
Chase cover replacement$850 – $2,200
Roof sheathing repair at the chimney base$450 – $1,400
Crown rebuild with waterproofing$1,100 – $2,600

Ranges reflect typical Bernardsville jobs. Access, chimney height, and what we find on inspection move the number. Every quote is confirmed on site in writing before work begins.

Bernardsville chimneys are bigger than the caps sold for them

Bernardsville has an unusual concentration of large early-twentieth-century homes, many built through the estate era along and around the Mountain. Those houses were built with multiple fireplaces, which means chimney stacks carrying three, four, or more flues in a single structure. Almost nothing sold off the shelf fits a stack like that. What we see repeatedly is a stock cap set over the largest flue and the rest left open, which solves nothing — the open flues still take water and the masonry still saturates. A stack that size needs a single cover fabricated to its actual dimensions.

A recent Bernardsville job

The custom stainless cover in this photo replaced an open stack. What you can also see is why it mattered: the shingles and felt are stripped back around the chimney base and the sheathing underneath had to come out. Water had been entering the flue and running down through the masonry for long enough to rot the roof deck at the base of the stack, and none of it was visible from inside the house. We cut out the failed sheathing, replaced it, reflashed the chimney, and set a fabricated cover over the whole top. The cap was the cheap part of that job.

Questions we get in Bernardsville

Is a chimney cap really worth it?

It is the highest return on investment of anything on a chimney. A cap costs a few hundred dollars on a simple stack. Liner deterioration, a rusted-out damper, saturated masonry, and rotted sheathing at the base run into thousands. The cap is what stops that sequence from starting.

My cap looks fine. How do I tell if it is failing?

Check for rust staining running down the crown or the brick below the cap, mesh that has corroded through, and any part of the cover that has lifted at a corner. Galvanized caps in this climate typically last well under a decade. Stainless lasts.

Can you cap a chimney with several different sized flues?

Yes, and that is the situation a fabricated cover is for. We measure the stack, build a single cover that spans all the flues, and set it so the whole top of the chimney is protected rather than one flue out of four.
