Chimney flashing and leak repair in Flanders, NJ
The roof usually is not the problem.
When a ceiling stain shows up near the fireplace or on the wall the chimney runs through, the chimney is the first thing to check, not the last. Water gets into a chimney four ways: an open flue with no cap, a cracked crown, saturated brick, and failed flashing where the chimney meets the roof. Flashing is the most common and the most misdiagnosed, because the stain shows up several feet from where the water actually entered. Replacing shingles will not fix it. Cutting new counter flashing into the mortar joint will.
- We find the entry point before quoting the repair — no guessing, no shotgun fixes.
- Step and counter flashing cut into the mortar joint, not caulked to the brick face.
- Flashing and crown work is ordinary maintenance under the NJ code. No permit needed.
Flanders is part of Mount Olive Township
Flanders is a section of Mount Olive Township, not its own municipality. It has its own ZIP code and its own name on the map, which is why plenty of homeowners here assume there is a Flanders building department. There is not. Permits, prior construction records, and any filing on your house go through the Mount Olive Township construction office. If you are chasing paperwork on work that was done before you owned the home, that is where it lives.

A recent Flanders job
The homeowner had already had a roofer out twice for a stain on the second floor ceiling. The shingles were fine. What had failed was the counter flashing on the uphill side of the chimney, where a previous contractor had surface-caulked aluminum to the brick instead of cutting it into the joint. Twenty years of freeze-thaw had pulled it loose. We stripped it, cut a new reglet into the mortar, installed step flashing under the shingle courses and counter flashing over it, and sealed the terminations. The stain stopped after the first storm.
Questions we get in Flanders
The stain is six feet from the chimney. Is it still the chimney?
Very possibly. Water that enters at the flashing runs along the framing before it reaches drywall, so the stain appears wherever gravity drops it, not where it got in. Distance from the chimney tells you almost nothing about the source.
Should I just have the chimney sealed?
Only with the right product, and only if the brick is actually the problem. A standard masonry sealer traps moisture inside the brick and accelerates spalling. If waterproofing is warranted we use a vapor-permeable siloxane that sheds water from outside while letting the wall dry inward.
Can this wait until spring?
Water already inside the masonry is the thing that does damage over the winter — it freezes, expands, and breaks the brick from the inside. A leak found in November is cheaper to fix in November than in April.
What chimney work costs in Flanders
Chimney leak repair in Flanders is priced by where the water is actually getting in, which is why we do not quote it over the phone. A crown repair and a full flashing replacement are very different jobs. These are the ranges the work falls into once we have found the source.
Ranges reflect typical Flanders jobs. Access, chimney height, and what we find on inspection move the number. Every quote is confirmed on site in writing before work begins.
